Reserve at Lake Keowee progress, Cliffs Communities update

We continue to hear national reports of a rebound in the housing market, and we are becoming more optimistic as we get more calls. Folks have expressed concerns to me that we will see an uptick in both material and vendor costs if indeed there is merit to the housing rebound, but with that being said, I believe the prudent consumer understands there is no time like the present to move forward if they are serious about building.
We will be completing our first of two homes on the Great Lawn at The Reserve of Lake Keowee, and our current lakeside home is closing in on the dried in state. Windows will be coming soon with the exterior trim and siding following close behind. The full masonry fireplace on the screened porch is above roof, and the great room is in the works.
We are encouraged about some forward management direction at the Cliffs communities. It seems that the property owners’ apprehension is not as heightened as it seemed to be with all of the recent uncertainty. We are excited to have had a Cliffs Vineyards property owner tell us they want to build a modified version of our cottage plan, the Hawthorne. This is a feather in our cap for our early thoughts of a need and style of home suited to the changing desires of prudent resort property owners.

New Luxury Home Construction, Renovations, The Reserve at Lake Keowee, Great Time to Build

Housing starts in the southern region are up about 30 percent over this time last year based on the statistics from the U.S. Census Bureau. The upturn in construction bodes well for those who have been on the fence about starting a new home, and this is a great time to move forward with new construction or a renovation on an existing home before the cost of materials and labor inevitably goes up.
The Carver Group has recently started the foundation on the new home at The Reserve at Lake Keowee and will be moving into the framing stage this month. The other two homes on The Great Lawn in the same community are quickly moving through the final stages. Both homes will be finishing up this spring and in early summer.
We understand that there are currently thirty homes under construction in the The Reserve, so please let us know if we can help you moving forward on your new home as well.

The Reserve at Lake Keowee, The Cliffs Falls South, Luxury Home Construction, Renovations

It has been a mild but wet winter thus far; the rain has made exterior work on our two homes at The Reserve a bit of a challenge. Despite the weather, we have made significant progress. (Visit the “Under Construction” section of our website to see photo updates.)

In addition to the two beautiful homes on the Great Lawn at the Reserve on Lake Keowee, we have broken ground on construction of a lakefront residence in the same community designed by Mountainworks Custom Home Design from Cashiers, NC. The vision of the architect, Travis Mileti, is a perfect match to the style and craftsmanship of the luxury homes built by The Carver Group. We are looking forward to bringing that vision to life for the homeowner. Stay tuned as construction progresses to see pictures on the “Under Construction” segment of our site.

We have completed the renovation/addition at The Cliffs at Falls South. We transformed an existing garage into a new game room with a foyer and bathroom, added a wet bar off of the kitchen, and created a new 3-car garage with an apartment above.

Renovations, Additions, Custom Home Construction Progress at The Reserve at Lake Keowee

The New Year has arrived, and we are off to a busy start with preparations to begin additional new projects.  The two homes we are building at The Reserve at Lake Keowee are making swift progress as well.  The Ruins is expected to complete in the spring and Cottage B in early summer.  Please be sure to keep checking the “Under Construction” section of our website for updated photos to track the progress.  We have also recently added a place on our website to showcase some of the renovations we have completed.  The Carver Group originated with home renovations, so this type of work is a challenge we understand well and enjoy.  Major renovations are our preference but we also enjoy the occasional addition, such as a wine room, screened porch with fireplace, or master suite.  Finishing a previously unused space can add value and enjoyment to your home, turning an unused room into a favorite feature.  Please take a moment to look at the photos under “Renovations” in the “Showcase” section of our website.

The Reserve, The Cliffs Communities, Falls South and North, Keowee Springs, Cliffs Valley, Cliffs Glassy, Lake Toxaway, Cashiers, Brevard, Asheville, Hendersonville

The two houses we are currently building in The Reserve at Lake Keowee are ahead of schedule for our client. We will be starting the painting on The Ruins, and upon finishing up the roof, we’ll be ready for insulation and sheetrock. Our addition at The Cliffs Falls South is in the final stages and will be completed for the homeowners to enjoy over the Christmas holiday. This is a perfect example of our work on a home addition, which we do and have done over the years. This will make three additions in the past two years for us to add to our portfolio. With our in-house craftsmen, who are well-versed in multiple aspects of building, additions work quite nicely for us. We are also very conscious that most additions are in occupied homes, and we make them as painless as possible.

In addition to building our relationships with architects in the Greenville SC area, we continue to work on developing new relationships with architects in Lake Toxaway, Cashiers, Brevard, Asheville, and Hendersonville. The locations where these architects design their clients’ homes are well within our comfort range from our Travelers Rest office and allow us to deliver The Carver Group quality home that we’re accustomed to building. We have built in such locations for many years, including five homes in Lake Toxaway and over a dozen homes in various Cliffs Communities such as Cliffs Valley, Cliffs Glassy, Cliffs Falls North and South, and Cliffs at Keowee Springs, so our company is uniquely qualified to meet the challenge.

Thornblade Addition, The Cliffs Falls South, The Reserve at Lake Keowee

As we rapidly transition from summer to fall, we have just wrapped up a nice screened porch addition in the Thornblade neighborhood of Greenville. The outdoor room should make an ideal spot for good football watching and will be enjoyable all year thanks to the warmth provided by the fireplace that we added to this home along the golf course. This is the perfect time of year to update outdoor space, making it another functional room of the house.
Our two Great Lawn homes at the Reserve at Lake Keowee are moving along nicely with the Cottage plan starting to take shape as the framing continues. We’re close to finishing up the roof on first home, so we will begin moving ahead with interior finishes.
The addition and renovation we are working on in the Cliffs Falls South is in the dry, and we are moving along with the interior finishes. We’re adding a whole house generator to this project as we see more clients taking precautions in the event of loosing electricity for a prolonged period of time.
We continue to get calls and opportunities to look at potential upcoming new projects although there is still a predominant amount of apprehension and lack of urgency for folks to move forward with the actual construction of their homes. Considering the difficulties in the housing sector as a whole nationwide, we are blessed to have the work that we do and for the chances to look at more in the future.
